Our mold remediation process
Are you looking for mold remediation services? There is a musty smell that will not go, dark spotting on a wall, or mold turned up weeks after a leak you thought was dry. We remove mold from homes and commercial buildings, starting with the water behind it and a free, no-commitment inspection.
Step 1. Call and we inspect
Tell us what you see or smell, and we book a free inspection, usually the same day. A person answers 24/7. Until we arrive, leave the area alone: scrubbing or running a fan across visible mold spreads it to other rooms.
Step 2. We find the moisture feeding it
Mold always has a water source. With moisture meters and a thermal imaging camera we look for it behind the wall, under the floor or in the crawl space, and we record each room in DocuSketch. Fixing the mold without finding the moisture only buys time.
Step 3. We remove it, dry it and document it
We seal off the work area with plastic so nothing travels. Then we remove materials the mold has grown into, clean the framing and dry it with dehumidifiers to the IICRC standard. You get a written record, priced in Xactimate, and the space is left ready for reconstruction.

Mold growth is a symptom. A slow supply line, a damp crawl space or a past leak that was never fully dried is the cause, and if it stays, the mold returns. We treat both in one job, which is what separates remediation from cleaning.
Insurance or self-pay, one price list
Mold is covered less often than a burst pipe, and often with a cap. So we price every job in Xactimate, the software insurance companies use, and charge the same either way. We bill insurance when there is cover, and offer 0% financing options when there is not.
We stand behind the areas we treat
If mold comes back in an area we treated, we come back and treat it again at no charge. That promise covers the treated areas, not the rebuild, which a reconstruction partner handles. It is also why we insist on fixing the moisture first.

Does insurance cover mold remediation?
Sometimes, and rarely in full. Mold that follows a covered water loss, such as a burst pipe, is often included, usually up to a stated limit. Mold from long-term damp or poor ventilation generally is not. We tell you what caused yours after a free inspection, your policy decides the rest, and nothing is reported to your insurer unless you decide to file.
Do I need to move out while the mold is removed?
Usually not. The work area is sealed off with plastic, so the rest of the house stays in use. For a large job, or one in a bedroom or kitchen, a few nights elsewhere can be easier. We give you an honest answer after the inspection. Tell us if anyone at home has asthma or allergies.
How do I know it is mold and not just a stain?
You often cannot tell by looking. We check the moisture in the material, because mold needs damp to grow, and we look behind the surface with a thermal camera. A dry, old stain is cosmetic. A damp wall with spotting and a musty smell is active. The inspection is free, so it costs nothing to find out.
What happens if the mold comes back?
If it returns in an area we treated, we come back and treat it again at no charge. Mold returns when moisture returns, so our job includes finding and drying the source. The commitment covers the areas we treated. It does not cover new leaks elsewhere or the reconstruction work done by others.
How much does mold remediation cost?
It depends on how far the growth has spread and what it has grown into. A patch on drywall is a small job. Mold through a crawl space or behind several walls is not. You get a written estimate from Xactimate after a free inspection, the same price with or without insurance, and 0% financing options.
