How we dry a Spokane Valley home after a water loss
Crawlspace and slab drying is a different problem from drying a basement. There is no open volume to condition, so the work is about getting airflow and dehumidification into a confined space under the floor, then proving the subfloor and joists came back to dry, not just the finished floor above them.
We start with a direct call from our office to set your start date. On the first visit we extract, remove saturated materials, and place equipment. In a crawlspace that usually means pulling the wet insulation and the vapor barrier, because both hold water against the framing and neither dries in place. On a slab it means detaching the base of the affected walls so the cavity can breathe, and floating the flooring where the assembly allows it.
Late in the watering season the first thing we do on an irrigation-related loss is confirm the system is fully shut down and drained, because a crawlspace cannot be dried while a charged line keeps weeping under it. From there we visit daily for three to five days, logging moisture and psychrometric readings at the subfloor, the joists and the wall base. Manufactured subfloor panels swell and delaminate when they stay wet, so catching the trend early is what decides whether a floor can be dried in place or has to come out.

What causes most water damage in Spokane Valley homes?
In the fall it is irrigation shut-down, first and foremost. Backflow assemblies that fail during blow-out, lines left charged into the first freeze, and valves that weep through the last weeks of the watering season all put water against foundations and into crawlspaces while the lawn looks fine. Garage water heaters are the close second, because the failure runs along the slab into finished space before anyone hears it. How do I know if my crawlspace has water in it?
The early signs are indirect: a musty smell at the floor registers, cupping or soft spots in hardwood or laminate, condensation on the underside of the floor, and cool damp air coming up through the floor on a warm afternoon. If you can safely open the access hatch, look at the vapor barrier. Standing water sitting on top of it means the water has nowhere to go. By the time you can see a stain upstairs, the crawlspace has usually been wet for a while.
Can a sprinkler leak really cause water damage inside my house?
Yes, and late in the watering season it is one of the most common Valley losses we see. A stuck zone valve or a cracked lateral near the foundation runs for hours every morning, saturates the soil, and pushes water through foundation vents or the rim joist into the crawlspace. Because it happens on a schedule and out of sight, it can run for weeks, and a line left charged after shut-off can crack quietly in the first freeze. The tell is usually a green patch of lawn that never dries out paired with a musty smell indoors.
Can wet crawlspace insulation just dry out on its own?
No. Wet fiberglass batting loses its R-value, sags away from the subfloor, and holds moisture against the joists for weeks, which is exactly the condition mold needs. We remove and dispose of saturated insulation and the vapor barrier underneath it, dry the framing and subfloor to standard, and replace both. Leaving it in place is the most common reason a late-season irrigation leak turns into a mold job by the time the heat comes on.
Does homeowners insurance cover this?
Sudden and accidental discharge, such as a burst supply line or a failed water heater, is covered under most standard policies. Long-term seepage that was left unaddressed is the usual exclusion, and that is exactly why slow irrigation and crawlspace losses get denied more often than any other type: they run unnoticed for weeks.
