How we dry a Spokane home after a water loss
We start by setting your start date with a direct call from our office, so you know exactly when we arrive. On that first visit we extract standing water, remove saturated materials, and place equipment. In a Spokane basement that usually means pulling wet carpet pad and the bottom courses of drywall, opening the wall cavity so the framing behind it can actually dry, and setting containment so the rest of the house stays clean.

What causes most water damage in Spokane homes?
It splits by season. In the fall it is aging water heaters taking on colder inlet water, sprinkler systems blown out too late or not at all, and the first freezes reaching lines in unheated spaces. Across the year as a whole, frozen and burst pipes are the single biggest cause, because Spokane averages 132 nights below freezing and about 31 nights at or below 20 degrees, and the lines that fail are the ones running through unheated basements, crawlspaces and garages.
My Spokane basement flooded. What should I do before you arrive?
Shut off the water at the main if the source is a supply line. Turn off power to the affected area at the breaker if water is anywhere near outlets or the panel. Do not run a shop vac in standing water. Lift what you can off the floor and leave the rest. Photograph everything before you move it, because your carrier will want to see the original condition. I came home from vacation to water damage. Is it still covered?
Usually yes, and we field this question year-round. Sudden and accidental discharge is covered under most standard policies even when nobody was home to catch it. What causes denials is the argument that the leak was gradual and left unaddressed, and that argument gets easier for a carrier to make the longer the water ran. How long does drying take?
Three to five days for most residential losses, and longer for a large basement or for plaster and old-growth framing that release water slowly. Late summer is the fastest drying weather of the year here, because the outdoor air is dry enough to ventilate with, and early fall still offers some of that. Winter is the opposite, since we cannot bring in air in the 20s and have to work with contained dehumidification. We take moisture and psychrometric readings every day and pull equipment only when the structure hits the dry standard.
Will mold grow before you finish drying?
Mold needs roughly 24 to 48 hours on wet organic material to start colonizing, and ordinary indoor temperatures keep that window short in every season. That is why we place equipment on the first visit rather than after an estimate is approved, and why containment goes up at the same time so nothing migrates into the dry parts of the house. If we open a wall and find growth that predates the loss, we tell you, document it, and scope the remediation separately.
